We acquire, improve, and hold land and residential property across Texas. Our approach is patient and owner-operated: we underwrite conservatively, hold for the long term, and improve what we own rather than trade it.

Acre Envy takes on a small number of development and improvement projects each year — from site work and build-outs to operational turnarounds. Each project is run in-house, with direct accountability from planning through delivery.

Software built to solve problems we encountered running our own operations. We develop and maintain internal tools, release them where they are useful to others, and selectively invest in early-stage ventures.
